Terms of Service
Service Area
Turnkey Testing Consultants provides asbestos abatement, mold remediation, and mold inspection and testing services to properties in Burlington, Massachusetts. We do not guarantee availability outside this service area, and any work performed beyond it is arranged on a case-by-case basis at our discretion.
Estimates and Work Authorization
Verbal or written estimates provided during an initial inspection are good-faith projections based on visible conditions at the time of assessment. They are not binding contracts. The actual scope, pricing, and terms of any project are governed by a signed work-authorization form, which both parties must execute before abatement, remediation, or testing work begins. If conditions change once work is underway (for example, hidden mold growth behind a wall found during demolition), we will communicate the change and obtain written approval before proceeding with additional work or costs.
Payment Terms
Payment terms, including deposit requirements, progress billing, and final payment timing, are set out in the signed work-authorization form for each project. We accept standard payment methods disclosed at the time of contracting, including check and major credit cards. Invoices are due upon receipt unless other terms are specified in writing. Late payments may be subject to additional fees as outlined in the signed agreement.
Liability and Insurance Coordination
Our team members are OSHA trained and perform work in accordance with applicable Massachusetts state regulations governing asbestos abatement and mold remediation. Our liability is limited to the scope of services described in the signed work-authorization form. We are not responsible for pre-existing conditions, structural issues unrelated to the contracted work, or damages arising from factors outside our control.
When a property owner is pursuing an insurance claim, we can document conditions, photograph affected materials, and prepare reports to support that claim. We coordinate directly with an insurance carrier only when the property owner authorizes us to do so in writing. We do not guarantee claim approval or coverage amounts, as those determinations rest with the carrier.
Scope of Work
Each project’s scope is defined in its work-authorization form, including the areas to be tested, inspected, or remediated, and any exclusions. Work outside that defined scope, such as repairs, reconstruction, or testing of untested areas, requires a separate agreement. We encourage property owners to review the scope section carefully before signing and to ask questions about anything that is unclear.

Dispute Resolution
If a disagreement arises regarding services performed under a signed work-authorization form, we ask that it first be raised directly with our office so we can review the project file and work toward a resolution. Any dispute that cannot be resolved informally will be handled according to the terms specified in the applicable signed agreement and under Massachusetts law.
Changes to These Terms
We may update these terms periodically to reflect changes in our services or applicable regulations. The version posted on this page at the time of your inquiry or signed agreement governs that relationship.
